Clean up after yourself (this includes trash removal, sweeping, putting away tools, etc.) before you leave the building.
Common areas should be left in a neutral condition ready for the next person to utilize.
Anything left in common areas is accessible for reasonable usage by Art Sanctuary renters (i.e. framing tools in open studios area, photography lights in photo studio, etc.). These items are to be returned to their places before you leave the building.
No one should leave anything in common areas without consent from Art Sanctuary (donation forms are available).
Sign-up for extended use of a common area (i.e. 3 day photo shoot with continuous set up, 2 day framing session to get ready for an exhibition, etc) can be arranged through Art Sanctuary and will be posted online or in the reserved area.
Any changes (including painting, carpet removal, ceiling tile replacement, electrical, drilling into block walls, etc.) to the studio space must be agreed to in writing prior to any work being done and will be the sole financial responsibility of the tenant. No spray paint, stickers or adhesive should be applied to any surface of the building, ever.
No large appliances or equipment should be brought in without Art Sanctuary consent.
Art Sanctuary and the building owner can and will enter any studio without notice, as your license is not exclusive.
No candles, open flames, barbecues, pyrotechnics etc., in the building without Art Sanctuary approval.
Licensees will not compromise the building security or the security of the spaces therein and will ensure that all reasonable measures are taken to safeguard the building, occupant, and the occupant’s possessions. At no time should security locks be bypassed or left in an open position and external doors should never be propped open while unattended.
No pets except service animals. Licensee is expressly put on notice that due to the activities within the studios, children are expressly discouraged from accompanying any Licensee. A pet waiver is available for special circumstances.
All business licenses, etc., needed to operated out of Art Sanctuary are the sole responsibility or Licensee and not that of Art Sanctuary.
Licensees are expected to abide by federal and state law.
Studio licenses run month-to-month after the initial minimum 6 month contract. You forfeit your license if you do not pay for 2 consecutive months and lose your space. Your deposit will be used to cover unpaid months and you will be responsible for the balance of the initial minimum 6 month contract. Anything left in the studio or building after your license has be forfeited will be considered abandoned and becomes the property of Art Sanctuary.
It shall be the policy of Art Sanctuary that a safe, healthy environment shall be maintained at all times within the facilities.
We recognize that some art techniques, materials and practices have inherent risk. If those risks cannot be adequately minimized and controlled through proper training, equipment and use of appropriate precautions, those techniques and materials may not be used within the facility.
No unauthorized personnel are allowed to work in the studio or gallery areas.
A First Aid Kit is maintained on each floor next to the bathrooms. The First Aid Kit is intended for First Aid only. In the event of anything other than minor incidents call 911 immediately. Render whatever first aid can be applied until emergency services arrive to relieve you. All incidents must also be reported to an Art Sanctuary director or board member, as soon as possible, after the incident.
Keep your work area clean and organized.
No person shall work in the studios while under the influence of drugs or alcohol.
Material Safety Data Sheets (MSDS) for any chemicals and other supplies/materials intended to be used in the studios that may pose an undo fire and/or health hazard should be submitted for approval to Art Sanctuary before being brought into the facility and must be stored per appropriate NFPA and OSHA standards.
Dust collection systems must be operated when table saws, band saws, or radial arm saws are in use.
Welding/soldering shall be allowed only in areas with the appropriate ventilation.
Parking is on the street only. No off-street parking will be provided. Licensees will have access to loading and unloading areas.
You are required to follow any and all applicable local, state, and federal laws.
Be respectful.
